Terms & Conditions

Please read our term and conditions prior to making your booking. If you are unsure about any of the points below please feel free to ask our office staff for further details.  We are happy to help should you have any questions that are not answered here and our office is open each day between 10am and 4pm:

1.  The main condition of acceptance of any booking is that good care is taken of the property and contents and it is left clean and tidy as we intend you to find it.  This care is to includeall utensils, crockery, equipment and linen.  Whilst you may not necessarily be charged for minor items, you should be aware that all damages and breakages are the holidaymakers' responsibility and their cost shall be repayable on demand.  The lead name on the booking (the party leader) will be held responsible for the behaviour of the party and the condition in which the property is left.

2.  Guests may collect their keys for their property from the office at Pullwood Bay, no earlier than 3pm on the day of arrival.  Departure is required by 10am in order to allow for servicing of the property.  If you will be arriving after 4.30pm, please contact the office in order to arrange a late arrival key collection.

3.  In order to make a confirmed booking, we require a 20% deposit that is non-refundable.  The 80% balance is due 6 weeks prior to the arrival date and is also non-refundable.  Payment is taken by credit or debit card.  Please note that we do not take American Express.  If guests need to change their holiday dates, we will always endeavour to arrange this, however we are unable to offer refunds, and we therefore suggest that you take out your own holiday/travel/cancellation insurance.

4.  The property is offered on the understanding that no more than the maximum number of people as indicated in the brochure and website shall use it, except by prior written agreement.  We reserve the right to refuse or curtail any booking which may, in our opinion, be reason of number or composition be unsuitable for the property concerned.

5.  If for any reason beyond Pullwood Bay Estates control, the property is not available or has been rendered unsuitable for holiday letting on the date booked, we will endeavour to offeryou alternative accommodation of a similar monetary value, if at all possible.

6.  No liability is accepted for any loss, damage, sickness or injury howsoever caused which may be sustained during the holiday to the guest or any member of the party or any invited person, or any car and its contents, or any possession of the guest or any member of the party or any invited guest.

7.  One well-behaved dog is permitted free of charge in all of the cottages and Wyke Bay.  One additional small well-behaved dog is allowedat a charge of £15 per week.  No pets are allowed in any of the apartments in the Main House or in The Boathouse.

8.  Bedlinen, towels, bathmats, teatowels and ovengloves are all provided.  All electric and oil costs are included in the rent.  Logs are provided free of charge and coal is available at £3 per bucket.  Salt and pepper is provided as well as a starter pack of toilet roll, kitchen roll, dishwasher powder, washing-up liquid and washing powder.  High chairs and travel cots are available to hire at a cost of £9 per item per week (subjct to availability).  We can arrange for a mid-stay clean and/or change of linen, although prior notice is required.  Charges for these services are available on request.

9.  A 'Good Housekeeping' deposit of £100 is payable which may be used to offset the cost of remedying any damages, breakages or losses sustained during your stay or for any abnormal or excessive costs incurred in restoring the property to a suitably clean and tidy condition.  Card details will be held in lieu fo this deposit.  No charges will be made to your card without your knowledge.

10. If there should be any cause for complaint, or accidental damage, please report this to the office immediately, otherwise the matter cannot be investigated fully.  Whilst we do everything reasonable within our power to effect speedy repairs to properties and/or furnishings or equipment or facility which may be faulty or fail during your holiday, no guarantees are given and no refunds will be made should any such fault, failure or breakdown occur and be immediately rectifiable or rectified.

11. Holiday cancellation insurance is not provided by Pullwood Bay Estates and is not included in the price of the holiday.  You should therefore satisfy yourself that holiday/travel/cancellation insurance appropriate to your own circumstances is available from a source regulated by the Financial Services Authority.
